Summary:
The Studio RED team will provide additional architectural, structural, civil, and MEP Design Services based
on the findings in the Facilities Assessment Report dated July 23, 2026.
• Demolition of old existing HVAC equipment. This will open up areas and increase interior usable
square footage.
• New roof mounted HVAC equipment (improve zone control/comfort, consolidate units, improve
operations/maintenance, downsize units where loads have been reduced due to owner changing
incandescent fixtures to LED).
• Replace all existing supply, return, and exhaust ductwork.
• Replace existing chilled water lines.
• Study and upgrade roof structure if required to support new mechanical equipment.
• Fully sprinkle the building.
• Replace bus weathered, existing electrical gear, and wiring as required based on age and industry
standards.
• Modify existing electrical to support new mechanical equipment.
• Since we are removing a lot of the ceilings to replace ductwork and add sprinklers the owner may choose to have the design team replace old lighting fixtures with new.
Fiscal/Budgetary Impact:
Original amount of $244,840.00. is being increased by $200,250.00. for a total contract amount of $445,090.00.
Recommended action
Approve to amend the original agreement with Studio Red for design services for the theater/court building to add an additional $200,250.00 due to change in scope.
